Darren has worked in the planning world since the mid-90s. He has held numerous posts in the public sector, including senior planning enforcement officer, monitoring and enforcement team leader and compliance team leader.
The planning station was established in late 2009 and has operated for over 15 years. It can handle a broad spectrum of planning work but has areas of specialization, including HMOs, purpose-built Student Accommodation, and Rural Housing developments.

The planning system is filled with subjective points of view and lacks certainty. Sometimes, planning decisions come out of the blue. Some are better than anticipated, and others are not.
However, Darren has such broad experience that he can usually gauge a chance of success in an application or appeal so you can make informed decisions.
Darren’s fee structure is flexible. Sometimes, it will offer better value to you for Darren to calculate his fees on an hourly rate. Small tasks are better handled this way.
Project-based fees are better fixed to give you more certainty of the cost of your project. The fixed rate will be based on the likely time it requires and its complexity.
To reduce your initial outlay, a part of the fixed rate will usually have a success fee component.
So, a fixed-rate fee structure will normally comprise an initial fee to get your work programmed, a submission fee when the application is submitted or an appeal is lodged, and, lastly, a success fee if the process is successful.
Darren does not like handling ‘paper’ money, cheques, coins or gold bullion.
His preferred method for receiving payments from you is electronic bank transfer, but exceptions can be made.

Darren is here to help you make money and/or achieve your goals, and be remunerated for his work.
Ordinarily, Darren is available between 9 am to 5 pm Monday through Friday.
However, once you are a client and there is work to be done, you’ll find that Darren often works late into the evening and at weekends.
Darren operates all over the country. Having been started in the northeast, the PLANNING station has a firm foothold in this area.
However, he has worked on projects all over the country. Based in Chesterfield, he is located more or less in the middle of the country.
Because he specializes in HMOs and purpose-built student accommodation, Darren’s name will appear regularly in any town or city with a university, such as Leeds, Manchester, Durham, Loughborough, York, etc.
